Weekend Warrior: Summer Showers Cooling Us Off ☀️🏡

We got a little August breather as families wrapped up summer vacations, got kiddos back to school, and settled into new routines - but if this week is any indication, that breather may be just about over. We’re starting to see the phones pick back up, buyers re-engage, and sellers who have been thinking about making a move start getting serious about coming to market. We’ve got new listings in the works, buyers actively shopping, and homes that had been waiting for the right buyer starting to see renewed activity.

This is a pretty normal rhythm for our market as we move toward Labor Day and into fall, but it’s also exactly why we talk so much about strategy. For buyers, there are still places where negotiation and patience can create incredible opportunities—and others where you need to be ready to move quickly. For sellers, simply putting a home on the market isn’t the plan; preparation, presentation, marketing, communication, and negotiation are what get you from listed to sold.

And while the market is starting to pick back up, so is just about everything else around here. 💛 We just wrapped up our quarterly business mixer where we mixed, mingled, and packed 50 Confidence Kits for local schools, nonprofits, and group homes. Our Rhinestone Ranch project with Branching Out is officially underway, and we’re inviting our entire community to help us transform four bedrooms inside a new East Valley home for girls who have experienced exploitation into spaces that feel safe, warm, comfortable, and theirs. And because apparently we don’t know how to do just one thing at a time 😉, we’re also excited to be sponsoring the Movie Nights + Tuesday Playdates + Girls’ Night Out series at Verde at Cooley Station - because this is what our mommas and families need, making it easier to get FUN on the calendar.

That’s really the thread running through this week’s Weekend Warrior: people, homes, and community - and creating more ways for all three to connect. Scroll on for our newest listings and open houses, this week’s Market Watch, upcoming events, ways to get involved with Rhinestone Ranch and Confidence Kits, local resources, and plenty of reasons to get out of the house this weekend. And if buying, selling, moving, volunteering, connecting - or even just figuring out what comes next - is somewhere in the back of your mind, you know where to find your gals. 💙

Our Homeownership Education Portal Is Live

One of the biggest misconceptions about buying a home is that you have to have everything figured out before you reach out to a real estate agent. The truth is, most people don't know where to start - and that's exactly why we created this resource. We're excited to announce our new partnership with FirstHomeIQ, bringing a complete Homeownership Education Portal to the Amy Jones Group website. Whether you're dreaming about buying your very first home, wondering how much you should save, trying to understand credit and financing, or simply curious about how the process works, you'll now have access to trusted, easy-to-understand education all in one place.

We believe buying a home shouldn't feel intimidating. It should feel empowering. The more you understand the process, the more confident you'll be when it's time to make one of the biggest financial decisions of your life. The portal is designed to let you learn at your own pace with articles, videos, calculators, and educational tools that answer the questions most buyers have long before they're ready to tour homes. Even if buying is still a year - or a few years - away, it's never too early to start building your knowledge. Of course, education is only one piece of the puzzle. Every family's goals, finances, and timeline are different, which is why we're always happy to sit down, answer questions, and help you create a plan that's personalized to you. Think of the portal as your foundation—and our team as your guide whenever you're ready for the next step.

Whether you're a first-time buyer, planning your next move, helping an adult child prepare for homeownership, or simply curious about what's possible, we invite you to explore the new Homeownership Education Portal. Because informed buyers make confident homeowners - and that's exactly what we want for every client we serve. 💛

Buying a Home as a Self Employed Buyer

One of the first things a lender will look at is how long you’ve been self-employed. They want to know that your income is stable and that your business is likely to keep generating revenue. In many cases, lenders prefer to see at least two years of consistent self-employment history. If you haven’t been in business that long, you may still qualify if you have significant experience in the same industry or line of work. Every situation is different, but a solid two-year track record can make the process much more straightforward.

📊Market Watch: The August Pause May Be Starting to Break

The last couple of weeks looked a lot like what we expect from August in Arizona: kids headed back to school, vacations wrapped up, showing activity softened in some areas, and buyers and sellers took a little breather. But this week, we’re starting to see signs that people are coming back. Our phones are busier, new listings are being prepared for market, buyers are re-engaging, and homes that had been sitting are getting another look. That doesn’t mean the entire market suddenly changed overnight, but it may be the beginning of the normal shift we often see as we move toward Labor Day and the fall market.

The bigger numbers still tell us this is a very segmented market. Overall market conditions have improved slightly for sellers, but much of that improvement is being driven by the luxury end, where summer inventory has dropped while demand has remained relatively healthy. In more affordable price ranges, buyers can still have considerably more leverage. Across the Valley, some communities remain seller’s markets, some are balanced, and others clearly favor buyers—which is why we keep saying there really isn’t one “Phoenix housing market” right now. Your price point, neighborhood, property type, condition, and competition can completely change the strategy.

Is It Too Late to Sell Your Home This Summer?

By late July, it’s easy to assume the main selling season has come and gone. Spring listings have closed, school calendars are back on the refrigerator, and fall no longer feels far away. If selling has been on your mind, waiting until next year can start to sound like the sensible choice for your household and plans, but the calendar alone shouldn’t make that decision for you, especially here in the Valley.

...Continued from above

For buyers, this remains an interesting window. Resale homes have been gaining market share over new construction, and in many areas buyers still have opportunities to negotiate on price, repairs, closing costs, or rate-related concessions. But as activity starts to return, the best homes may not offer all of those things. If you’ve been waiting because you assumed everything would get cheaper or easier, it may be worth looking at what your actual options are now rather than trying to predict the perfect week to buy.

For sellers, the quieter summer market reinforced something we already knew: simply putting a home on the MLS isn’t enough. The sellers getting results are paying attention to preparation, condition, pricing, staging, marketing, accessibility, and negotiation. As more listings begin coming back to market for fall, standing out becomes even more important. If you’re considering selling before the end of the year, this is the time to start preparing—even if the sign isn’t going in the yard for another month or two.

A Practical Guide for Relocating to the Valley

Relocating buyers face a specific set of challenges that a standard purchase doesn't involve: limited ability to tour, no firsthand feel for neighborhoods, compressed decision windows, and no local network to draw on. Working through each of those deliberately is what separates a smooth relocation purchase from a stressful one. If you're planning a move to the Valley, the key is approaching each stage with structure and clear expectations.

Limited or streamlined condo reviews are going away, meaning more projects will require a comprehensive review regardless of the buyer’s down payment. HOA reserves, budgets, delinquent dues, insurance coverage, special assessments, deferred maintenance, major repairs, structural concerns and pending litigation can all become part of determining whether a project qualifies for financing. And a clean appraisal doesn't necessarily mean the condo itself is cleared—the project and HOA documentation matter separately.

There are some positive changes, too, including relaxed restrictions in certain established projects and additional circumstances where a project review may be waived for some smaller condo communities. The takeaway isn't “don't buy a condo.” It's “do your homework earlier.” If you're considering buying one, let us and your lender look at the community before you're deep into the transaction. And if you're selling one, gathering HOA budgets, meeting minutes, insurance information and details about any assessments ahead of time can help identify potential hurdles before a buyer does.

The opportunity right now is preparation. Buyers still have negotiating power in parts of the Valley, sellers may be heading into a more active fall season, and both sides benefit from understanding the details before making a decision. Whether you're buying your first home, selling, relocating, downsizing, considering a condo, or simply trying to figure out whether this fall is your moment, we don't need you to predict the market. That's our job to watch. Your job is to tell us what you're trying to accomplish so we can build the strategy around it.

Elevating the Luxury Real Estate Experience

Luxury real estate is about much more than a home with a higher price tag. It's about thoughtful representation, strategic marketing, trusted relationships, and understanding that every client's definition of luxury is different. 🔥 UPCOMING EVENTS & OPEN HOUSES 🔥

One of our favorite parts of pictures like these is getting to look back at all the ways this community continues to show up for one another. 💛 Just last night, more than 50 local business owners joined us for our quarterly Business Mixer, where we packed 50 Confidence Kits for distribution to local schools, nonprofits, and group homes—and together raised more than $700 for our Rhinestone Ranch project with Branching Out. That project is where so much of our heart is focused right now as we help transform four bedrooms inside an East Valley home for girls who have experienced exploitation into spaces that feel safe, comfortable, beautiful, and truly theirs. There are opportunities to purchase specific items for the home or make a donation toward everything from bedding to an entire room, and every single contribution gets us closer to welcoming these girls home. 💛

And there are plenty of ways to simply get together, too! Our Verde events are back with Movie Nights, Tuesday Play Dates, and the Girls’ Night Out series—including Pilates & Prosecco coming up in September. We’ve got fliers and details for all of the upcoming events below, so save a few dates, grab a friend, bring the kiddos, or find the project that speaks to you. Around here, community isn’t a side project—it’s woven into everything we do, whether we’re serving together, doing business together, or just creating an excuse to spend time with the people we love. And as always, we’d love to know what local charities and causes matter most to you. Tag us when you share their needs so we can continue finding ways to connect this incredible community with opportunities to show up. 💛

Home Selling Surprises to Expect in the Valley

If there's a mantra every seller should memorize before listing, it's this: expect the unexpected. While we're going to educate you about the process of selling your home and share our thoughts about how the sale could go based on what's happening in your market right now, no two sales are exactly alike. There are buyers, inspectors, lenders, appraisers, showing schedules, repair requests, and a surprising number of small details that can affect your plans, your budget, or both.

Make a Small Home Easier to Live in With These Tips

Small homes often get overlooked, but they can offer some of the most comfortable and functional living spaces around. While they may not have room for every hobby, guest, or storage bin, they’re typically easier to clean, furnish, maintain, and enjoy. The best small homes aren’t defined by their square footage — they’re defined by how thoughtfully the space is used. Whether it’s a cozy condo, a charming cottage, or a compact apartment, smart design choices can make a home feel spacious, efficient, and welcoming. Here in the Valley, where many buyers are prioritizing affordability and lifestyle, knowing how to maximize a smaller space can make all the difference between a home that feels cramped and one that feels just right. 💛

Selling a Long-Term Home? You'll Want to Read This First!

For many long-term homeowners, the biggest challenge isn’t pricing the home or updating the kitchen — it’s managing everything that’s been accumulated over years or even decades of living in one place. Furniture, paperwork, seasonal décor, hobby supplies, kids’ belongings, and everyday life have a way of filling a home with memories and “stuff.” The key is giving yourself time. Sorting gradually over several weeks feels manageable, while trying to tackle everything at once before listing can quickly become overwhelming. A simple room-by-room approach helps: decide what’s moving with you, what will go to family, what can be donated, and what should be discarded. The goal isn’t to empty the house overnight, but to make steady, intentional decisions that keep the process moving forward.
