☀️🏡Brand New Listing LIVE in San Tan Valley☀️🏡

New Listing! An incredible opportunity under $400,000, this move-in ready, single-level home offers 4 bedrooms, 2 bathrooms, and 1,881 square feet in Wayne Ranch, right in the heart of growing San Tan Valley. Freshly updated with new flooring, interior paint, modern baseboards, and a new water heater, the home is ready for its next owners without a long list of projects to tackle. The spacious floor plan offers plenty of room to gather, relax, work, and grow, while the covered back patio and generously sized backyard...

Relocating buyers face a specific set of challenges that a standard purchase doesn't involve: limited ability to tour, no firsthand feel for neighborhoods, compressed decision windows, and no local network to draw on. Working through each of those deliberately is what separates a smooth relocation purchase from a stressful one. If you're planning a move to the Valley, the key is approaching each stage with structure and clear expectations.
Weekend Warrior: New Seasons, New Plans 🍎🏡
There's something about this time of year that feels like a reset.
Backpacks are packed, teachers are decorating classrooms, calendars are filling up, and for many families, the question isn't just "Who's picking up the kids?"—it's "Is this still the right home for us?"
As we head out the door for another listing appointment this morning, we're seeing exactly that. Families are navigating inherited homes, rightsizing after major life transitions, relocating for work, and trying to make housing decisions before the school year gets too far underway. Others are still exploring whether a move is possible this fall, and thanks to our partnership with School Search Consulting, we're even able to help connect families with schools that still have openings when a change makes sense. Add in the incredible homeownership opportunities available for teachers, healthcare professionals, and other community workers, and we're anticipating a very active fourth quarter.

Our Homeownership Education Portal Is Live
One of the biggest misconceptions about buying a home is that you have to have everything figured out before you reach out to a real estate agent. The truth is, most people don't know where to start—and that's exactly why we created this resource. We're excited to announce our new partnership with FirstHomeIQ, bringing a complete Homeownership Education Portal to the Amy Jones Group website. Whether you're dreaming about buying your very first home, wondering how much you should save, trying to understand credit and financing, or simply curious about how the process works, you'll now have access to trusted, easy-to-understand education all in one place.
We believe buying a home shouldn't feel intimidating. It should feel empowering. The more you understand the process, the more confident you'll be when it's time to make one of the biggest financial decisions of your life. The portal is designed to let you learn at your own pace with articles, videos, calculators, and educational tools that answer the questions most buyers have long before they're ready to tour homes. Even if buying is still a year—or a few years—away, it's never too early to start building your knowledge. Of course, education is only one piece of the puzzle. Every family's goals, finances, and timeline are different, which is why we're always happy to sit down, answer questions, and help you create a plan that's personalized to you. Think of the portal as your foundation—and our team as your guide whenever you're ready for the next step.
Whether you're a first-time buyer, planning your next move, helping an adult child prepare for homeownership, or simply curious about what's possible, we invite you to explore the new Homeownership Education Portal. Because informed buyers make confident homeowners - and that's exactly what we want for every client we serve. 💛

One thing we've learned over the years is that every move starts with a conversation. Sometimes it's about finding the right neighborhood. Sometimes it's understanding financing options. Sometimes it's simply talking through whether now is the right time—or whether waiting is the better decision. That's why we've continued building resources beyond real estate itself. Whether it's our new FirstHomeIQ education portal, our luxury and life transition resources, or our network of trusted professionals, our goal is simple: to help you make confident decisions, wherever you are in the process.
And of course, community never takes a back seat around here. We're putting the finishing touches on our August Business Mixer, where we'll be packing Confidence Kits for neighbors in need while building new relationships with local businesses. Beyond that, we're already planning a group home remodel, assembling comfort kits for individuals undergoing chemotherapy, and getting ready for the return of one of our favorite holiday traditions—Rolling for Good Bunco. Around here, giving back isn't something we fit in between appointments. It's part of how we do business.
Whether you're thinking about buying, selling, volunteering, or simply looking for a way to get more connected in the East Valley, we'd love to help you find your place.
There's a lot happening this season—and we can't wait to experience it together. 💛

📊Market Watch: The Headlines Don't Tell the Whole Story
If you've been following national real estate news lately, you might think home prices are soaring again. But here in Greater Phoenix, the story is much more nuanced—and honestly, much more encouraging.
The latest Cromford Report shows we're still in a mild buyer's market, but it's one that's remarkably stable. Inventory has actually declined 3% compared to this time last year, homes under contract are up 3%, and closed sales have increased more than 6% year over year. In other words? Buyers are still buying, sellers are still selling, and the market continues to move—just at a healthier pace than we've seen in years.
One of the biggest misconceptions right now comes from the way national headlines report home prices. You may have seen articles claiming prices are at "record highs." That's technically true if you're looking at the average sales price, but averages are heavily influenced by luxury home sales. Here in Phoenix, the median sales price—the number that better reflects what most families are actually paying—has remained relatively steady and is still well below the peak we saw in 2022. Luxury homes continue to perform well, while most price points have experienced only very modest movement.

If you've been on Pinterest or scrolling through real estate listings here in the Valley, you've probably noticed that something feels different about the spaces catching your eye. They're warmer. More personal. Less like a hotel lobby and more like somewhere a real person with taste actually lives. That shift isn't accidental. It reflects a pretty significant change in what homeowners are prioritizing right now, and it's showing up everywhere from major design surveys to the way homes are being described in listings.
...Continued from above
What we're seeing matches exactly what's happening with our own clients.
Many buyers are taking advantage of negotiation opportunities that simply didn't exist a few years ago. Seller-paid closing costs remain common, buyers are negotiating closer to—but still below—list price, and thoughtful buyers have more time to make good decisions instead of rushing into multiple-offer situations. At the same time, well-prepared homes that are priced correctly continue to attract strong interest. In fact, several of our recent listings have generated multiple offers because they entered the market with the right strategy from day one.
One thing worth remembering is that while summer often feels quieter, that doesn't mean the market has stopped. Families are preparing for fall moves, inherited properties continue to come to market, relocations are happening every week, and we're already seeing our September calendar fill with listing appointments. The conversations we're having today often become the closings you'll hear about in the fourth quarter.

💛 What This Means for You
For Buyers:This continues to be one of the best negotiating environments we've seen in several years. If you're a first-time buyer, a teacher, healthcare professional, or someone who qualifies for community workforce programs, there are excellent opportunities available—and we're happy to help you explore them.
For Sellers:Don't confuse a balanced market with a slow market. Buyers are still active, but they're more intentional. Homes that are priced strategically, marketed professionally, and presented well continue to stand out and sell.
🏡 The Big Takeaway
There's no "perfect" market.
There is only the market that best supports your goals.
Whether you're buying your first home, selling a longtime family home, navigating an inheritance, relocating for work, or simply wondering if a move makes sense, your strategy matters far more than the latest headline.
And that's exactly what we're here to help you build.
Elevating the Luxury Real Estate Experience
Luxury real estate is about much more than a home with a higher price tag. It's about thoughtful representation, strategic marketing, trusted relationships, and understanding that every client's definition of luxury is different. That's why we've expanded the luxury resources on the Amy Jones Group website—to give buyers and sellers a place to explore not only Arizona's exceptional properties, but also the expertise, global connections, and personalized service that make a difference when navigating the luxury market.
As members of the Luxury Real Estate network, our clients benefit from far more than a designation behind our name. Sellers gain access to one of the world's largest luxury real estate platforms, connecting their home to qualified buyers both locally and around the globe. Buyers gain access to an extensive network of luxury professionals, exclusive opportunities, and experienced guidance throughout every step of their search. Combined with more than two decades of experience serving the Phoenix metro area, these relationships allow us to deliver local expertise backed by international reach.
Whether you're considering the sale of a luxury property, searching for your next home, relocating to Arizona, or simply exploring what's available in our market, we invite you to browse our Luxury Real Estate resources. Our goal has never been to impress clients with credentials alone. It's to show how those relationships, designations, and partnerships translate into better marketing, stronger representation, broader exposure, and an elevated experience from beginning to end. 💛

🔥 UPCOMING EVENTS & OPEN HOUSES 🔥
One of our favorite parts of these little Instagram snapshots is getting to look back at all the ways this community continues to show up for one another. 💛 We wrapped up another incredible summer with our ICAN volunteer events, and we're so grateful to everyone who gave their time to make those days memorable for local kids and families. But around here, serving our community doesn't stop when summer ends! Next month, we'll bring giving back right into our quarterly Business Mixer, where we'll be packing 50 Confidence Kits filled with essential hygiene products for individuals and families throughout the East Valley. We're also preparing for upcoming projects like remodeling a local group home, assembling comfort kits for those undergoing chemotherapy, and kicking off our holiday season of service before we know it. Whether you have an hour to volunteer, want to donate supplies, join us at an event, or simply help spread the word, there are so many ways to be part of it. Community isn't a side project for us—it's woven into everything we do, all year long. And as always, we'd love to know: what local charities or causes matter most to you? Tag us when you share their needs so we can help spotlight them here and in future editions of Weekend Warrior. 💛

If there's a mantra every seller should memorize before listing, it's this: expect the unexpected. While we're going to educate you about the process of selling your home and share our thoughts about how the sale could go based on what's happening in your market right now, no two sales are exactly alike. There are buyers, inspectors, lenders, appraisers, showing schedules, repair requests, and a surprising number of small details that can affect your plans, your budget, or both.
We’ll be sharing more behind-the-scenes, event updates, and ways to get involved over the next few weeks - so if you’re not already following along on Instagram, that’s the best place to stay connected and see it all unfold in real time. 💛
Around here, events aren’t just things to attend - they’re how we build relationships, strengthen families, and create lasting memories together. If you’re looking for a way to plug in, serve, or simply spend time with great people, there truly is something for everyone this season. 💛

I absolutely love the water, and honestly, it’s one of the best ways to survive Arizona summers. Growing up here, I’ve loved seeing how much local public pools have evolved, with incredible splash pads, water slides, and interactive play structures that make summer fun accessible for families on almost any budget. Many pools now offer creative programming like poolside storytime and themed events that add an unexpected layer of fun beyond just swimming. Most public pool admissions are only around $2–4 per person, and with free admission days and family pass options, they open up a whole new world of affordable summer play for kids of all ages.

An inherited home comes with its own set of legal, financial, and logistical decisions, and most of them need to be sorted out before a listing conversation even begins. If you're handling an inherited property here in the Valley, you may also be coordinating from a distance or balancing input from other family members. The property may be in another city. The condition may be unknown. Other family members may have a stake in what happens next. This post covers what needs to happen before an inherited home is ready to sell, and where to turn for the right guidance at each step.

Small homes often get overlooked, but they can offer some of the most comfortable and functional living spaces around. While they may not have room for every hobby, guest, or storage bin, they’re typically easier to clean, furnish, maintain, and enjoy. The best small homes aren’t defined by their square footage — they’re defined by how thoughtfully the space is used. Whether it’s a cozy condo, a charming cottage, or a compact apartment, smart design choices can make a home feel spacious, efficient, and welcoming. Here in the Valley, where many buyers are prioritizing affordability and lifestyle, knowing how to maximize a smaller space can make all the difference between a home that feels cramped and one that feels just right. 💛

For many long-term homeowners, the biggest challenge isn’t pricing the home or updating the kitchen — it’s managing everything that’s been accumulated over years or even decades of living in one place. Furniture, paperwork, seasonal décor, hobby supplies, kids’ belongings, and everyday life have a way of filling a home with memories and “stuff.” The key is giving yourself time. Sorting gradually over several weeks feels manageable, while trying to tackle everything at once before listing can quickly become overwhelming. A simple room-by-room approach helps: decide what’s moving with you, what will go to family, what can be donated, and what should be discarded. The goal isn’t to empty the house overnight, but to make steady, intentional decisions that keep the process moving forward.

After touring a dozen homes and scrolling through hundreds more, you’ve finally found the one - but in today’s Valley market, that’s only half the battle. The real challenge is getting your offer accepted. With multiple offers often in play, success comes down to strategy, speed, and clarity. That’s why we’ve put together this guide to help you understand the most important factors to consider when it’s time to make a move, so you can submit an offer with confidence and the best chance of winning your dream home.

Picture this: a buyer is scrolling through listings on their phone while waiting for coffee at a local café in the Valley, and you’ve got maybe 10 seconds - tops - to grab their attention before they swipe past. In today’s market, first impressions happen fast and almost always on a screen. So if you’re thinking about selling, the question is: does your listing make someone stop, look twice, and want to know more?

Thinking about relocating to Arizona? Whether you’re moving across the country or just looking for a fresh start in a new state, the process can feel overwhelming - but it’s also full of opportunity. From navigating school districts and commute times to finding a neighborhood that fits your lifestyle, there’s a lot to consider. That’s why working with a real estate team that specializes in relocation isn’t just helpful - it’s essential. Because relocating isn’t just about finding a house - it’s about building a life, and the right agent can make all the difference.
